Curated showings, not endless scrolling. I'll flag the homes worth your time and the ones that aren't.
4. Strong, smart offers
Real comps, smart contingencies, and offer terms designed to win without overpaying.
5. Inspections + escrow
I'll quarterback the inspectors, the title company, and the lender. You'll know exactly what needs your attention.
6. Closing day
Final walkthrough, signing, and keys. Then I check in afterward. Most agents disappear; I don't.

How much do I need for a down payment?
Less than most people think. FHA loans go as low as 3.5% down. Conventional starts at 5%. We'll talk specifics on the strategy call.
Should I sell before I buy, or buy first?
Depends on the market and your finances. There are bridge solutions either way. I'll walk you through them.
What does it cost to work with you?
Buyer's commission terms vary. We'll go over that in writing before we tour anything, so there are no surprises.
What if I'm not ready for six months?
No worries at all. I'd rather meet now and have a plan ready than rush you later. Most of my buyers start the conversation 3–9 months out.
